    Build your dossier first

    One PDF — NIF, ID, proof of income, and a short intro about who you are and how long you're staying. Landlords pick the cleanest file.

    View in person, then move fast

    If you like it, say so on the spot and offer to send documents that day. Hesitating 24 hours usually means losing it.

  3. 3

    Read the contract for three things

    It must be registered with Finanças; you must get rent receipts (recibos de renda); check who pays condominium fees. No registration = no paper trail for your visa.

  4. 4

    Pay, sign, and photograph everything

    First month + deposit (legally capped at 2 months) + any agreed advance. Photograph every room and the meter readings, then email them to the landlord — that photo set gets your deposit back.

Words you'll hear

Arrendamento

A long-term lease. What you want, as opposed to short-stay 'alojamento'.

Cauçãocow-SAWNG

The rental deposit. Legally capped at two months' rent.

Fiadorfee-a-DOR

A Portuguese guarantor for your lease. Newcomers won't have one. Extra months upfront is the workaround.

Recibos de renda

Official rent receipts. Your proof of address for AIMA, banks, and the SNS. Insist on them.

Common questions

Is a deposit of three or more months legal?

The caução itself is capped at two months. What landlords add on top is "advance rent" — legal, negotiable, and how the no-guarantor workaround is structured.

Can the landlord raise the rent every year?

Only by the official annual coefficient during the contract, with notice — not by whatever the market is doing.

What if I need to leave early?

Fixed-term contracts allow the tenant to break after a third of the term has run, with proper written notice. Check the clause before signing, not after.
