Free in the Dubai REST app — it shows the legal rent band for that exact building. Listings far below the band are bait; far above it, you negotiate.

View the actual unit, ask the chiller question
Same tower, wildly different flats. Ask "is it chiller-free?" — district cooling on your own meter can add AED 500–1,000/month in summer.

Verify before you pay
Landlord's title deed + Emirates ID, agent's RERA card. Deposit is 5% (10% furnished), agent fee 5%, all against receipts.

Negotiate the cheques, then register Ejari
One cheque can take 5–10% off the asking rent; four costs a premium. Once signed, confirm Ejari registration happens in week one — DEWA and everything else waits on it.
Words you'll hear
Post-dated cheques
How annual rent is paid. 1 to 4 cheques dated through the year. Fewer cheques, better price. Bouncing one is a legal matter.
RERA
The rental regulator. Its free rent calculator (in the Dubai REST app) shows the legal rent band for any building.
Chiller-free
A building where cooling is included in rent. The opposite. District cooling on your meter. Can add AED 500–1,000/month in summer.
Ejarieh-JAR-ee
RERA's official tenancy register. An unregistered lease barely exists legally. No DEWA, no family visas, no disputes.
